Grounded in real, comparable project data for a given type, borough, scale, and scope — not a generic industry multiplier. Still being built out against real data before it ships, not a detail we're filling in later. It'll stay unbuilt rather than ship estimate-only guidance dressed up as a cost prediction.

How much of a project a construction lender will fund, and therefore how much equity has to be found before anything gets built. LTC is the lender's own term and varies by sponsor, asset type and cycle, so it is an input here rather than a number assumed for you.

- Yes — every calculator on this page runs entirely in your browser, needs no account, and sends nothing anywhere. Each one uses a fixed, published formula rather than a model, so the same inputs always give the same answer.
- How do you calculate retainage on a NYC construction contract?
- Retainage is a percentage of each payment application withheld until the work is accepted. The calculator applies your retainage percentage to the contract sum and to work completed to date, so you can see both the amount held and the amount actually payable now.
- How much concrete do I need for a slab?
- Multiply length by width by thickness, converting thickness from inches to feet, then divide by 27 to get cubic yards — the unit concrete is ordered in. The Concrete Volume calculator does that conversion and adds a waste factor you set yourself.
- What is yield on cost, and what spread do developers look for?
- Yield on cost is stabilised NOI divided by all-in development cost. Comparing it to the cap rate the finished building would trade at gives the development spread, quoted in basis points — the return for taking construction risk instead of buying an existing building.
