NYC Luxury Apartment & Residential Construction

Real, live construction activity on New York City apartment buildings — elevator apartments (including DOF's own official "Luxury Type" classification) and walk-ups — grouped by the city's own building classification. See also Commercial Property for office, retail, and hotel, and Office-to-Residential Conversions for buildings crossing over from one to the other.

Real DOF Building Classification, Not a Live Market Report

Every figure below is grouped by NYC Department of Finance's own building_class field on real DOB Job Application Filings — a structural/use classification, not a market-condition signal. These are construction and alteration filing counts, not asking rents, vacancy rates, or lease transactions — no public NYC dataset publishes those, so none is shown or estimated here.

Official Classification

Spotlight: "Luxury Type" (Class D8)

Unlike the subjective Class A/B/C leasing-grade system covered on the Office page, "Luxury Type" is a real building_class code — D8 — that NYC's Department of Finance assigns itself, published directly in DOB's own filing records. It's one of ten elevator-apartment subclasses (D0–D9); the rest describe construction type (fireproof, semi-fireproof), ownership structure (cooperative), or conversion history, not a quality tier.

Recent Luxury Type (D8) Filings With a Reported Cost

Widened to a 3-year window (rather than the 2-year window used elsewhere on this site) since D8 filing volume is real but low — roughly a few dozen filed per year citywide.

What's Deliberately Not Shown Here

Condominium sale prices, co-op board approval data, and asking rents aren't public NYC datasets, so none appear here. NYC's condominium building_class (R) is also not broken out as its own section on this page: live validation found it's dominated by "R0 — Special Condominium Billing Lot," an administrative billing record rather than a genuine building-level filing, which would make a dedicated breakdown misleading rather than useful.

Frequently Asked

What is a "Luxury Type" building in NYC?
Luxury Type (building_class D8) is a real, official NYC Department of Finance classification — not a marketing label or a subjective broker grade. It applies to elevator apartment buildings DOF itself designates as luxury-type, distinct from the standard fireproof, semi-fireproof, or cooperative elevator-apartment codes. Every D8 filing on this page comes directly from that classification.
How is this different from the Class A/B/C system on the Commercial Property pages?
It's the opposite situation. Commercial Property's Class A/B/C is a subjective, broker-assigned leasing grade that appears in no public dataset — this site explicitly doesn't assign it to any building. D8 "Luxury Type" is the reverse: it's NYC's own official structural classification, published in DOB's own records, which is exactly why it can be shown here without caveats about subjectivity.
Does this page show condo or co-op sale prices?
No — sale prices, price-per-square-foot, and closing data are compiled commercially (StreetEasy, ACRIS-derived services) and aren't shown here. This page tracks real, live construction and alteration activity: filings, permits, and the contractors doing the work, from NYC DOB's own records.
